Fort Hill Bed And Breakfast
The Fort Hill Bed and Breakfast has the most prime location of any B&B on Cape Cod”. Named Fodor’s, Frommer’s, and Yankee Magazine’s Editors’ Choice and located in Eastham within the Cape Cod National Seashore on scenic Fort Hill, the small historic inn consists of 2 suites and a honeymoon cottage with views to the Atlantic. Suites are furnished with antiques, have private baths, sitting rooms fireplaces and include a full complimentary breakfast. The quiet beaucolic setting is close to beaches, theater, fine dining and just minutes from the quant villages of Chatham, Orleans,Wellfleet + Provincetown.

Built in 1864 by Sylvanus Knowles, the classic Greek revival Farmhouse shares its unique location on Fort Hill with two other historic homes and a host of wildlife. Owned by the Knowles family until 1943, the farmhouse and surrounding landscape remain relatively untouched by the intrusions of the modern world. In 1962 the Federal Government protected the Fort Hill Area as part of the Cape Cod National Seashore. In 1995 the Sylvanus Knowes House was placed on the National Register of Historic Places by the United States Park Service.

Since 1990, the Fort Hill Bed and Breakfast at the Sylvanus Knowles House has provided guests with magnificent views, warm hospitality, historic charm, and exceptional comfort. Uniquely set on three private acres of lawns and gardens removed from the bustle of everyday life, the setting is ideal for a quiet vacation, a weekend getaway, or as home base while exploring Cape Cod. The inn's three guest accommodations, two suites located in the historic wing of the main house and one very private cottage, are gracious and generously sized. Each suite/cottage is a private refuge, uniquely decorated to reflect the casually refined atmosphere of Cape Cod. All suites have modern private baths, queen size beds, free WI-FI, TV/DVD, AM/FM, individually controlled heat and air-conditioning, down comforters, separate guest entrances, hair dryers, beverage refrigerators, and top quality linens.
In each of our special living rooms, whether it is your private library/sitting room or the common room, you will be treated to the finest in luxury, comfort and convenience. We encourage our guests to enjoy an early morning beverage in the guest living room with working fireplace, a perfect place to read, share a quiet conversation or leaf through a Cape Cod guide book, restaurant menus, local paper or area maps. A full country breakfast is prepared fresh each morning and includes such tasty treats as baked apples with raspberry-cider glaze, fresh fruit cup, cheesy-chive egg soufflé, and Grand Marnier French toast. We surprise you each morning with a different homemade bread or muffin. These might include our special Sweet Jammie or oatmeal date nut muffins, or perhaps our buttermilk-current scones, hot from the oven.
If you visit Fort Hill in Eastham for a leisurely walk along its scenic trails you will never forget its beauty. Additionally, you will be just minutes from long sandy beaches, miles of biking and hiking trails, boutiques and galleries, and many National Historic Register designations. Spend a day at Coast Guard Beach, explore the National Seashore, or explore one of the numerous Marshes and hiking Trails. Nearby are restaurants, museums, shopping and theater. Try a whale watching trip, kayaking, biking, baseball, fishing or golf. It's all right here, or take a day trip to one of the islands (Nantucket or Martha's Vineyard).

Fort Hill Bed and Breakfast, located between the "elbow" and the "fist" on Cape Cod, is privileged to be the only lodging inside the National Park. The small inn sits on a knoll in the Historic Fort Hill Area, which is comprised of 100 pristine acres of open meadow, marsh, and forest with panoramic views of the Atlantic Ocean and walking trails.

We pride ourselves in helping our guests find exactly the kinds of activities, dining and sights that interest them. From hiking, birding, shopping, kayaking, to historical tours, gourmet dining, clam shacks and theater, we will help to inform and guide you to ensure that your Cape Cod Holiday exceeds your expectations.

Hotel Policies:

Rates are per room, single or double occupancy. NO ADDITIONAL TAXES, TIPS OR FEES. Each suite can accomodate up to two (2) people sharing the queen size bed. The cottage can accomodate up to two (2) people with the option of using the pull-out sofa-bed in addition to the queen bed. Due to local codes, we do not have cots or roll-away beds, nor can we permit use of air mattresses or sleeping bags to accomodate additional guests. Fort Hill Bed and Breakfast is not suitable for children under the age of 18.

From Boston: Take Rt. 93S to Rt. 3 South. Continue over Sagamore Bridge onto Rt 6E. See below
From Points West: Take Rt. 495S to Rt 25. Continue over either Sagamore or Bourne Bridge following directions to Rt 6E. See below
From Points South: Take Rt 195 to Rt. 25. Continue over either Sagamore or Bourne Bridge and follow Route 6 E.

From either bridge, follow Route 6E to the Orleans/Eastham rotary. Continue through the rotary on Route 6. Fort Hill (marked by brown and white signs) is to the right side of Route 6 off Governor Prence Road in Eastham, one mile past the Orleans/Eastham rotary.

Public Transport: Use Plymouth and Brockton bus out of Boston. Flex bus goes from mid-cape to outer cape locations.

Gordon and Jean run Fort Hill Bed and Breakfast with a marvelous combination of matchless professionalism (perhaps the fruit of 20 years of experience) and warm solicitude for the desires and needs—spoken and unspoken—of their guests. What’s more, they made it seem so effortless! The extraordinary beauty of this edge of the world, the comfortable elegance of the restored and reinvented buildings, the delicious and abundant breakfasts, and the absorbing conversation made it difficult to leave this place after a mere week. (We would praise them to the heavens for the perfect weather as well if we thought it would be fair.)

We had a great time! Great food, great recommendations on restaurants and what to do, great accommodations! This is the best location on the Cape---so easy to head north to Provincetown or south to Chatham. We completely enjoyed our stay from the rail trails, kayaking, beaches to just sitting in the Emma suite library. We will definitely recommend Fort Hill B+B and would stay again. This was on of the most relaxing vacations we have ever had!

What an amazing, delightful time we have enjoyed this week. We leave quite reluctantly! The breakfasts were incredible; tomatoes and basil from Jean’s organic garden were simply delicious. Gordon and Jean both took time from their busy hosting to make helpful recommendation for walks and restaurants. The piano in the Emma suite was a bonus, giving me an opportunity to play again! We especially loved reading the in the screen-house on that special private hill at the back of the garden! Everything was just lovely. We hope to be back next year!

We had a wonderful experience staying at the Fort Hill B+B...it was the perfect ending of our summer vacation. The Emma suite is as comfy as promised. Out little suite perfectly suited our needs. The breakfasts were delicious and offered an interesting variety of fare. The generous hosting should be the standard for all B+B’s to follow. We especially appreciated Jean and Gordon’s suggestions of where and how—all were right on target. We look forward to returning soon, and this will be our New England get-away spot in the future.

This was our second visit to Fort Hill B&B--last year's stay was a real delight, but this year surpassed even those high expectations. Excellent cuisine, impeccable hosting and generosity, perfect recommendations for ideal restaurants, bike rental, and antiques. Jean and Gordon are welcoming but not intrusive; they provide amazing breakfasts, offer whatever guidance for your travels along the Cape (their suggestions for restaurants have been consistently on-target), and then they leave you alone to enjoy yourself. The B&B is also at an ideal location on the Cape, so that it's not too long a drive to reach any location that interests you. Staying at Fort Hill really helps to make our Cape Cod vacations fun and memorable. The visit is always too short, alas, but we'll definitely be back.

Being very private people, we were a bit nervous about staying a whole week in a small bed and breakfast. Boy, were we wrong! The blissful solitude, privacy and casual luxury your home provides is exactly what we needed to unwind and re-connect with each other. Leisurely walks around Fort Hill, lazy days at Coast Guard Beach, biking along the near-by bike trails, and great shopping excursions in neighboring villages rounded out our days...and wore off a few of the calories from your gourmet breakfasts! Is it too soon to make reservations for next year?

We have just returned from a wonderful visit to the Fort Hill Bed and Breakfast. We are return visitors, as this is our favorite place to stay on the Cape. We stayed in the Nantucket Cottage which was absolutely perfect- clean, cozy and spacious. Staying in the cottage provides a very private experience. The location (near Chatham, Orleans and Provincetown) is convenient for shopping and dining. Gordon and Jean, the innkeepers, were friendly and helpful with great suggestions for places to dine and things to do on the Cape. The Nantucket Cottage is adjacent to the National Seashore walking trails at the Fort Hill area. Jean prepared delicious, interesting breakfasts that we had delivered to the Cottage so we could eat in front of the fireplace...a perfect option for a cold wintry day! Altogether, a relaxing and romantic getaway. We highly recommend the Nantucket Cottage at the Fort Hill B&B

We have been going to the Fort Hill Bed & Breakfast, staying in the ocean-view Nantucket Cottage, for about 7 years now after many years of owning our own cottage in Eastham, and we absolutely love it. Jean and Gordon Avery are among the best innkeepers we've ever met in our travels throughout New England. They are friendly, yet not intrusive, always have great recommendations for restaurants and sights to see, ideas for rainy days, and they have introduced us to new places to go, despite our relative familiarity with the Cape. Their location at Fort Hill exemplifies the quiet beauty of the Lower Cape and offers easy access to delightful nature trails right "next door". We have stayed in each of the rooms in the house as well as in the cottage and we've always been impressed with the careful attention to detail that the averys have brought to both the decor and the amenities one would look for on vacation. Cape Cod is a favorite summer retreat for thousands of vacationers each year. My favorite place on the Cape is Fort Hill Bed and Breakfast located at 75 Fort Hill Road, Eastham, Massachusetts. Back in the 1800’s this was a private home, as most bed and breakfast wre and it must have been great living here, near the beaches and right in the middle of all the action. It is a small, intimate inn with just three rooms and it is one of the most popular, so you need to book as much in advance as possible. Depending on the time of the year and the particular room, the rates range from about $200 to $375 a night, but can change at any time. They are per room, so it is the same if it is one person or two in the room. The inn keepers will make you fell like family. That is why I prefer this type if inn, It is so much more personal.

The perfect off season spot on the Cape. (I'm sure the same for in season!) We have made the Fort Hill Bed and Breakfast our new 'only place' to stay on the Cape. We are off season Cape visitors and have done so for the past 30 something years. A few years ago we stumbled across the best kept secret on the Cape. Right off the main road yet the most quiet, relaxing, beautiful location the Cape has to offer. The quality of the accommodations plus breakfast also is a great value for what you get in return. Perfect location for a ride to Race Point for a walk, Provincetown for lunch or a trip to Chatham to walk the Streets and visit the shops. More Restaurants and Shops are open than you think in the off season. Also nicer for meeting and chatting with people as the pace is a lot slower. The walk from The National Seashore Eastham Visitor Center to Coast Guard Beach is one of the prettiest walks in New England. We stay at Fort Hill every summer and are big fans of the Fort Hill Bed and Breakfast! It has the most wonderful spot inside the National Seashore on top of Fort Hill that looks out to awesome views of the ocean. It is very secluded and private, but close to everything on the outer cape. We especially enjoyed walking on the nature trails and boardwalk through the Maple Swamp and touring the Captain Penniman House Museum all just steps away from the historic inn. The hosts were so gracious and warm, not the least bit intrusive or overbearing&they gave us the kind of personal attention that we have rarely found on the Cape. They had excellent suggestions for things to do each day (from whalewatching, dune tours and kayaking to theater, antique shopping, and museums) and each evening they helped us to pick the best places to dine. Our accommodations were THE BEST! Not only did we have our very own private honeymoon cottage with its own patio and garden, but the hosts served this fabulous

We have encountered the true Cape Experience here at Fort Hill---Absolute perfection! What perfection, kindness and attention to detail. The cottage my grown daughter and I stayed in this year was wonderfully comfortable with every need thought of by Jean and Gordon. The suite in the main house that I stayed in last spring to get reading and writing done provided just the right combination of living room, bedroom and bath with window seat. The breakfasts are not only elegant but truly delicious. The nature and beach trails are right up the road a step. Serene.
