Good. It's what I often get for £50-£60 a night. Cleanish, mattresses need changing. Lots of hot water available for a relaxing bath. Nothing spectacular but it's ok.

Room very clean. Breakfast menu varied, Continental or Cereals / Muesli or Full English all buffet style. Dining Room staff helpful and attentive. Only negative was that it did not appear to be wheelchair friendly. My wife has mobility problems and asked for ground floor room - trouble was ground floor is down stairs (land behind front of house slopes away), and wasn't informed of this at time of booking! Rating would have been 5 without disabled problems.

Hotel reasonably good though too expensive for very small twin room. Breakfast good. Door keys very difficult to use. Good location. Not much help from front desk regarding room key (and we were up at the very top of the bulding).
