Scottish Thistle Award winning 4 star Bed & Breakfast offering the best in Highland & Island welcomes in a traditional 1850's Hebridean pink granite cottage. Located in the heart of the village of Fionnphort overlooking the beach just 100 metres away, Seaview is warm and cozy with idyllic views across to Iona and her historic Abbey. Ideally situated for the ferry to Iona, Staffa, the Treshnish Isles and for exploring the Ross of Mull.

John & Jane Noddings offer you a warm and genuine Scottish Island welcome to their Hebridean home at Seaview in the heart of Fionnphort on the Ross of Mull.

Seaview is a friendly, family-run bed and breakfast run by it's resident owners John & Jane who have been looking after guests from around the world since 1990. Situated in the heart of Fionnphort village with a fantastic panoramic view over looking Iona and the Abbey (see photo below), the hills, beaches, Burg and Ben More, and we are just a minute's walk from the ferries to Iona, Staffa and the Treshnish Isles.

Seaview is a traditional Hebridean cottage home built in the 1850's from Ross of Mull pink granite and is ideally located for discovering and exploring the Ross of Mull, for visiting Iona and Staffa, and for those of you who love the outdoors, there are miles and miles of coastline, moor land, mountains, forests and beaches just sitting on our doorstep waiting to be discovered. For the wildlife enthusiasts amongst you, the Ross of Mull has it all from whales, dolphins, corncrakes, sea eagles and golden eagles, to otters, red deer, mountain hares, adders, dragon flies, moths and butterflies...... it really is the ultimate number 1 top spot for wild and woolly encounters. We work closely with Bryan Rains an experienced and knowledgeable wildlife expert who runs the Wild about Mull tours on the Ross of Mull and who will collect you from Seaview.

We love where we live and we take our responsibilities to protect and safeguard our environment seriously; we believe in buying local, organic and fairtrade products whenever we can and we have been awarded Gold by The Green Business Tourism Scheme since 2005 as well as being members of responsibletravel.com

We have 5 cosy guest rooms at Seaview, all named after local islands around which John has fished for lobster and crabs. Our guest rooms are individually decorated and well appointed (described in an article published in The Scotsman on Sunday as boutique style),making your stay at Seaview very much a home-from-home. We pride ourselves on our hospitality and the food we source, cook and serve - enjoy our famous 'Fingal's Breakfast' from a seasonal and substantial breakfast menu or how about a sumptuous seafood dinner and watch the sun set over Iona. We want our guests to really enjoy their stay at Seaview - whether you are on holiday or on business, travelling alone, as a couple or as a family, our emphasis is on good old fashioned customer care and service for the discerning 21st century traveller. With this in mind we offer a range of services to make your stay as comfortable as possible - these include picnic lunches, same-day laundry service, cycle hire, email/internet facilities with wifi broadband access, private parking, and a restaurant reservation service. We are also happy to help you plan your days out and with a pub, restaurant, post office, gift shop and grocery store all close by we are sure we can meet all your needs during your stay with us.

We offer so much more than a warm welcome, good food and a comfy nights sleep - including free off road parking, wireless internet access, picnic lunches, cycle hire and same day laundry service. We have oodles of personal experience, information, advice, and suggestions to offer you too.

Hotel Policies:

Cancellation Policy: if you need to cancel your reservation with less than 3 weeks notice then we will refund the deposit (less 10% to cover bank charges we incur)if we are able to re-let the room. We strongly recommend guests have travel insurance to cover the cost of the cancellation of accommodation and in the event of a cancellationare happy to work with insurance companies to confirm individual reservations etc.
Check in times: rooms are available from 4pm but if you are arriving earlier please let us know in advance so we can make sure one of us is here to greet you in person. We are often out walking our dogs.
Check out times: we like our guests to vacate their rooms by 10.30 on the morning of departure so we can prepare the rooms for in-coming guests. Luggage can be left if you aren't quite ready to leave by this time and we are happy for you use the sitting and breakfast room if you need to wait for a bus etc.
Children: we don't have any family rooms so we are not able to cater for families with small children and babies but families with children and young people aged 10 years and over are welcome.

Stayed here with our miniature schnauzer as part of our tour of the West Coast of Scotland. Hosts John and Jane made us very welcome and were pleased to arrange a booking for us on the ferry to Staffa for the following day. Our room at Seaview was large and comfortable and the breakfast without question was the very best I have enjoyed anywhere in the world.Seaview is a very comfortable B & B in a delightful location and we look forward to staying there again one day.

We had a great stay with John and Jane on our trip to Mull. The breakfast was great with the scottish oatmeal being the highlight. John helped us in booking a trip to Staffa. John and Jane are great hosts, they made us feel right at home and our stay memorable. Our room was at the front of the house, but was still quiet and cozy. If you're traveling to Mull and going to Iona, make sure to stay at Seaview.
