Olde Moat House
Bed and Breakfast accommodation of quality and luxury, very near to the quaint old town of Rye on the borders of Sussex and the unique Romney Marsh. This character property is situated amidst tranquil countryside and yet centrally located between Winchelsea, Hastings, Battle, along the A259, with Ashford and Canterbury in the opposite direction, just off the M20. The ports of Dover and Folkstone and the Channel Tunnel terminal are 30 minutes drive away.

This beautiful listed accommodation near Rye, dating from 1460, provides the ideal retreat form the stresses of modern life and has everything you could possibly want for that perfect break. The house stands in 3.5 acres of gardens and paddock and is surrounded by its own moat. It has a storybook elegance from the white walls and pitched roof to the beamed ceilings and canopied beds. From the moment you enter the driveway into tranquility, stunning grounds with birdsong and pet sheep, you will experience peace and extreme comfort down to the last detail. The guest lounge boasts a wealth of oak beams and an enormous inglenook fireplace ablaze with logs during the cooler months. The sloping floors in some rooms, and heavily beamed landing, give a truly authentic atmosphere of bygone times.

The sumptuously appointed bedrooms decorated to the highest standard with outstanding fabrics and furnishings, have top quality pocket sprung mattresses which ensure a truly restful nights sleep. The squashy duvets and crisply laundered linen are covered with lovely cushions, fragrant sachets and beautiful throws to create rooms of pure indulgence. Good lighting, a selection of books and magazines, mini fridges with fresh milk, mineral water and a host of other thoughtful additions makes this establishment more than just a bed and breakfast - its an experience. Olde Moat House holds the exceptional 5 Diamond Gold Award accolade from the English Tourism Council, which is the highest award available for a Bed and Breakfast and only given to a few top quality establishments throughout the country, together with the Red Diamond Award from the AA , this being he highest accolade from this association.

Relax in winter by the inviting fireplace with afternoon tea, or in the lovely peaceful grounds in the summer months. Make friends with our elderly pet sheep and angora goat. A delicious breakfast awaits guests each morning which not only includes a full cooked meal and fresh fruit, but also home-made bread, muesli and preserves, all traditionally prepared on the Aga cooker. We also hold the golden eggcup award from the AA given for a truly outstanding breakfast. All produce is locally purchased, using organic products whenever possible.

Rye - With it's famous cobbled streets and narrow passages. The beautiful Norman Church, together with many interesting shops, quaint places to eat, and the wonderful views of the Romney Marsh beyond. Many films have been made here including the E F Benson Novels, Mapp and Lucia.

Winchelsea - This other ancient town - just 1 mile outside Rye. Enjoy a walk through the picturesque streets and the old gateways to the town which still remain. This was the place that inspired many artists such as Turner and Millais.

Hastings - The modern town with today's amenities and seafront, also the quaint Old Town with the fisherman's huts, antique shops and historic houses along the tiny streets.

Tenterden - This pretty wealden town with tree lined streets and unusual shops, together with the steam railway. There are many different places to eat, and there is also a vineyard to explore just outside the town.

Battle - The heart of 1066 country and a town not to be missed whilst in the locality. There lies the famous Battle Abbey and the battleground of 1066. The High Street has many individual shops in which to while away the afternoon, and there is an interesting museum of old shops which is well worth a visit.

Bodiam - This is a little drive out to the moated Bodiam Castle, but a lovely spot to relax and unwind after a busy day of sightseeing. River trips are sometimes available from there in the summer months.

Ashford - The busy market town which also has the continental rail link is just 15 minutes drive, together with the busy McCarther Glen outlet shopping centre which has 80 shops in a tented circle.

Canterbury - This houses the world famous Cathedral, and today is a thriving shopping centre with many famous names. There are many cafes, restaurants, etc to while away the hours after exploring the famous old streets and individual little shops.

The Olde Moat House was lovely, very clean with well furnished rooms. Mr & Mrs Epton who own the Bed and Breakfast were very friendly people, the breakfast was briliant and just as advertised. Would certainly stay again if/when in the area.
