Set in glorious countryside, on the edge ot the Southdowns National Park and on a quiet working farm it offers everything you need to enjoy your visit to West Sussex.

We offer traditional Bed & Breakfast accommodation in twin or double bedrooms with en-suite facilities. All rooms have views over the garden and farm , TV with freeview, Wi-fi, central heating and hospitality trays. All products served for breakfast are locally sourced includng a wide selection of homemade preserves which are also available for sale.

If you are planning to visit Sussex our central location makes us the ideal place to stay.

Close to the National Trust properties of Nymans Gardens, Uppark Manor House, Standen House and Sheffield Park Gardens with other gardens including Wakehurst Place and Borde Hill within easy reach.

If you are planning a tour of Bookers Vinyard it is a short drive or a leisurely walk from our farmhouse.

The Sussex coast and vibrant town of Brighton is 20 minutes drive attractions including The Royal Pavilion, The Lanes, the Theatre Royal and the Palace Pier. For a quieter pace of life The beautiful Sussex Downs and Southdowns National Park is on the doorstep a delight for walkers and cyclists.

The racecourses of Brighton, Plumpton, Goodwood, Lingfield and Fontwell are all within easy reach.

We are located in Wineham Lane 2 miles from the village of Bolney, 20 minutes drive from Gatwick airport, 15 minutes from Brighton, 15 minutes from Haywards Heath railway station. Close to villages of Staplefield, Cuckfield, Ansty, Wineham, Ardingly, Hickstead, Slaugham, Warninglid, Cowfold and Henfield. Close to towns of Burgess Hill, Lindfield, Haywards Heath, Brighton, Crawley and Horsham.

From M23/A23 Southbound from Gatwick and London – pass the slip road signposted to Bolney Village. And take the to A272 signposted Haywards Heath, Billingshurst and Bluebell Railway. After leaving the A23 turn right at the roundabout onto A272 signed Cowfold and Billingshurst. After about one and a half miles turn left into Wineham Lane and after another half mile at the top of a short sharp hill look for the sign ‘ New Farm House on the left hand side. Turn left into farm track and immediately left into the house drive.

From A23 Northbound from Brighton - Take exit to A272 signed Bolney and Bluebell Railway . At first roundabout take 1st exit and continue on to T junction on A272. Turn right towards Cowfold and Billingshurst. After about one and a half miles turn left into Wineham Lane and after another half mile at the top of a short sharp hill look for the sign ‘ New Farm House on the left hand side. Turn left into farm track and immediately left into the house drive.

From A272 Eastbound – 2 miles east of Cowfold, turn right into Wineham Lane and after another half mile at the top of a short sharp hill look for the sign ‘ New Farm House on the left hand side. Turn left into farm track and immediately left into the house drive.

From A272 Westbound - Leaving Ansty, continue on A272. After 3 miles turn left into Wineham Lane and after another half mile at the top of a short sharp hill look for the sign ‘ New Farm House on the left hand side. Turn left into farm track and immediately left into the house drive.

We found New Farm House to be a fantastic base from which to explore Sussex and the South Downs. It was close to all major routes to London and other destinations in the South of England Christine and Allan were most welcoming hosts with lots of knowledge about London and the attractions in the area. The accommodation was spotlessly clean and comfy. A great breakfast was served in a large well appointed Dining room."

Having stayed at this fabulous farmhouse Bed & Breakfast location on several occasions, you will love it. The welcome you receive is homely and friendly. It has a beautiful and tranquil setting. Conveniently located in Mid Sussex close to the A272 and M23 making it an easy place to commute from if on business or an excellent base to explore the South Coast. The rooms are comfortable with everything you need. Breakfast will set you up for the day, with an excellent choice on offer from a simple boiled egg to Full English with additional toast, grapefruit and cereal to start. Having travelled the country for many years regularly using B&B’s, believe me this one should not be missed and is well worth a visit."

Had a wonderful stay- our second visit to New Farmhouse, Wineham Lane, Bolney and our hosts were very pleasant, food excellent and the room very comfortable. I Highly recommend this B&B!
