Kingsview Guest House
The Kingsview Guest House is a Victorian Townhoujse in the very heart of Edinburgh's beautiful historic city centre and in easy walking distance for most places of interest. The Kingsview has been in the same ownership for over twenty years. The Kingsview is run by Ruary and Aileen Muirhead from whom a very warm welcome awaits. Ruary and Aileen took over Kingsview on 1st July 2008 having had a wealth of experience having previously owned the Honeypot Guest House and Tearoom in Crail (East Neuk of Fife near St Andrews) and the Baytree in Kirkcudbright (South West Scotland).

Kingsview offers clean comfortable accommodation (all rooms are of course ensuite and have Digital TV, courtesy tray, hairdryer, ironing faciltiy and radio/alarms) at a reasonable price.
Breakfast is a highlight to start your day with a choice of the famous Kingsview Scottish Grill, a vegetarian option and lighter choices of fish.

Rates are not being increased in 2010 and are seasonally adjusted from £ 25 GBP. to £ 40 GBP per person per night, children under 12 years are at a reduced rate when sharing with two adults (except August.) Children under 2 years are absolutely FREE. All prices are inclusive of Value Added Tax with Kingsview absorbing the 2.5% increase from1st January..

* Left luggage with NO EXTRA CHARGE. (same day pick up.)
Wifi access is available throughout without charge and for those without internet facilities there is a very good Internet Cafe nearby.

Hotel Policies:

A warm welcome awaits you. Kingsview is totally non-smoking (in line with Scottish Government legislation) but some guests enjoy smoking in the front garden. Eating in rooms is not allowed but there are an abundance of excellant places to eat within easy reach.

Directions:

Details are on our website but basically our local landmark is the Kings Theatre. Gilmore Place faces the Theatre and we are about 150 metres up on the right hand side (i.e. with the Theatre behind you) beyond the shops.
Local buses are good (10 and 27 come into Gilmore Place) and reasonably price

Raury & Aileen are wonderful people who provide a very warm hospitality. Our room was VERY clean & had all of the amenties required for our stay. The proximity of the B & B was within walking distance of many attractions. If you like to include walking into your holiday this is the place but it is also situated close to many available public transports. Raury was great at providing the information we needed & they were both very accomodating. We would definitely stay there again! A trip to Scotland should be on everyone's 'bucket' list!

Lovely welcome - from the owners (who were expecting us and remembered names), the warmth and the smell of delicious homecooking. the Scottish breakfast was great and Ruary, the owner, directed us to a fantastic Italian restaurant within easy walking distance. We took a dog with us by prior arrangement and felt very comfortable.

What a wonderful welcome and superb to be in such a clean & friendly Guest House just like home! The breakfast was so good it set us up for the day. We will recommend to all our friends and know they will enjoy the welcome given by Aileen, Ruary and Poppy !

iIt is hard to know where to start with such a wealth of attractions in Scotland's Capital City! In 2009 the Castle was the highest paid visitor attraction in Scotland which makes it a good starting point. Princes Street is uniqe with shops on one side and gardens on the other while Art Galleries,
