Grinstead Lodge Guest House
Grinstead Lodge is a beautiful non smoking house approximately 110 - 120 years old. Externally it retains many of its original features and since purchasing the property in 2000 we have vastly internally decorated.

We have the convenience of being a mile out of the ‘sometimes noisy’ town centre for a more comfortable stay. Grinstead Lodge is situated on the main A22 and being only a couple of minutes drive (or a £3.50 taxi ride) away from the main amenities of the town.

We are also within a short walking distance of a public house with a family section, a fish and chip shop and a very yummy Chinese restaurant!.

Felt very comfortable and safe here (important a woman travelling on her own). Excellent wifi connection so I could still correspond with my family back home in the US. Recommend to anyone coming to the UK xxxxx

Come here all the time and would recommend it to anyone, really don't see how anyone could say differently, must be ultra fussy!. Really friendly owners, always happy to see us (even on our 1st stay here when they didn't know us!). Stayed in many places around the UK and this has to be right up at the top of the board. Rooms comfortable and warm but if you get too hot as the heating is always on (even in the summer!) you can turn the radiator down easily enough. Comfortable bed, plenty of tea, coffee and milks provided in the room. Big cooked breakfast the next morning and happy to cook me my porridge as well, takes care of my wifes gluten free diet happily. Be back with you in a couple of weeks when I get my holiday time confirmed with work. Thank you Robin and Dee

Sorry you feel disapointed with your stay and quite surprised with the rudeness comment when its normally our 1st compliment at how friendly we are. Our heating is on 24 hours a day and is adjusted by the valves on each individual radiator, many apologies we didn't explain this. Our only extra prices signage up are for wifi in the main reception and in the room if you wish to buy additional toiletries from us. Indeed the comment is right about no smoking but this only applies to the house and outside rooms. You are welcome to smoke outside and we do not object to anyone doing this. We do take onboard your comments and appreciate your feedback, sorry you didn't feel you could tell us this whilst you were here xx

Found the owner rude and not welcoming at all. Quite a walk from the main station and on a noisy road. Room like a budget hotel room. Heat didnt work. No smoking but the owner comes outside and smokes right outside the rooms when no one's around....Too many signs telling you not to do this and that and pay money for this and that..not welcoming or warm at all. Disappointed :(

Working in the area the office booked me into Grinstead Lodge, I don't normally write reviews but me and the lads were so happy here thought I would do this time. Huge breakfast set us up for the day ahead, rooms spotlessly clean each day when we returned - no easy feat sometime with us lads! Tea and coffee always topped up every day and even us workmen like fluffy towels you know! No problems at all here, recommended to the boss to book us in here again if working in the area.

Bluebell Railway, Gatwick airport 15-20 minutes drive (we are not under the flight path though!, various National Trust Gardens, Saint Hill Manor, too many more to mention!

Lovely clean room, can't fault the friendliness of the staff, very helpful indeed, the owner made us both giggle in the breakfast room! So pleased we chose this B&B as a base for our week visiting the family. Look forward to staying here again in a couple of months.

Friendly people. Clean and non smoking place. got a room away from the busy road outside the house, so it was nice and quiert. about twenty minutes walk from rhe station, but possible to take a bus nearly to the door of the house.
