Nigel and Wendy Armitage look forward to welcoming you to their family run Guesthouse in York which we have owned for over 20 years . Chelmsford Place is to be found at 85 Fulford Road, which is only 9-10 minutes walk from York's historic city centre either by the pleasant tree lined riverside walk which is only 400 yards away or by the main road. We are also close to York University & supply free campus maps for visiting students or families of students.

Chelmsford Place offers singles, doubles, twins, triples & family rooms, all of which are fully ensuite, apart from two first floor Standard rooms next to each other which share separate toilet-shower facilities just outside the rooms (Luxury dressing gowns are provided for these two rooms). We have guaranteed free parking which is essential in York !!

All rooms have full central heating, hairdryers, LCD freeview television and tea and coffee-making facilities. Full English/Vegetarian/Vegan or Continental Breakfast is included in the price, and is served in the comfortable ground floor dining room.

We need the Visa/Maestro/MasterCard card details to guarantee the room booking ONLY (no deposit is required) and the 1st night would only ever be taken off the card if the room/rooms are cancelled within 7 Days of arrival as we cannot easily relet rooms at short notice. If the room is a NO SHOW OR CANCELLED ON THE DAY OF ARRIVAL then the whole of the booking will be charged to the card. With this in mind we always recommend you have adequate HolidayInsurance to cover any unforeseen circumstances.

Take the A59 to York and turn right at the first roundabout onto the ring road marked Leeds A1237 Continue on this road for about 3 miles then join the A64 dual carriageway to York and take the second exit marked "York Centre/Selby A19" then follow this road into York for about 2 miles. We are situated 500 yards after the fork in the road on the right hand side.

Travelling from the SOUTH:
Join the A64 dual carriageway to York and take the 3rd exit marked "York Centre/Selby A19". Then follow this road into York for about 2 miles. We are situated 500 yards just after the fork in the road' on the right hand side.

You are welcome to leave your luggage with us on the departure day if you have arrived by public transport if you wish to spend more time enjoying our beautiful city

We are only 8 - 10 minutes walk to York Centre and most of the attractions.

We are a short Taxi ride way from the Railway/Bus/Coach Station (about 5-7 minutes) approx cost £6.00 (Or about a 20 minute walk).

We had 3 nights in Chelmford Place Guest House and it was just a perfect experience - one of our days was wet and we'd been on a historic walk of the city and were damp and chilled, so we just walked back 'home' for a shower and a cuppa in our room - with a biscuit - all provided! Fresh towels every day in spite of our Aberdonian pleas not to bother and the breakfast....we HAD to walk miles every day to walk off the breakfasts which are so generous and perfectly cooked...waking up to the smell of grilling bacon is now something on my wish-lst! Wendy & Nigel are perfect hosts - nothing is too much trouble and when I said I was off to have a cuppa when we arrived, Wendy immediately went to get me fresh milk to have with my tea instead of the perfectly good tubes of milk already in the bedroom. The breakfast room is lovely and bright and fresh and we had a very sociable time chatting to the other guests - we really can't praise this B&B enough - our trip to York was ideal and Wendy & Nige

Everything about 85 Fulford Road was fantastic. My double room which I was using for single occupancy was very comfortable, well furnished and well decorated, with ensuite bathroom. Ample food choices for breakfast and a very comfortable dining room. Nigel and Wendy were excellent hosts. Being able to park outside was certainly a bonus as it was just a short walk into centre of York. I would have no hesitation in recommending this Guest House and next time I'm in York I will definitely book there

We were greeted by the owner, given a brief tour, asked if we needed any brochures, directions and shown to our room. The Full English breakfast was delicious. The owners were helpful and very friendly and so were the other guests. My first experience in a B & B, so I will try again

About York
Chelmsford Place makes an ideal base from which to explore York's city streets, which are packed with places of interest with local transport being easily available if you have arrived by train/coach.

Best known of all is the world famous York Minster, the largest Gothic Cathedral north of the alps, and one of the finest in Europe.

View the York Pass site for savings on many attractions.

But there's so much more as well, including the city walls, first built in the fourteenth century, for you to walk around.

York Castle Museum, where you can find out how life was lived in York in the bygone years.

There is plenty to interest the whole family at the National Railway Museum, which was recently expanded & is the largest railway museum in the world.

There are also a host of guided walks to show the visitor the hidden corners of the city, including its famous `snickleways` (hidden streets) and many different Ghost Walks are available.

Just a short drive from Chelmsford Place is the championship-standard Fulford Golf Course with the York University and Designer Outlet Centre just a few minutes away as well.

York Race Course is one of the leading tracks in the country, sometimes known as 'The Ascot of the North', and is within easy reach of the Guest House.

Open top double decker buses run regular tours of the city York Bus Tours as do the cruise boats along the river, Yorkboat so it's easy to see all the sites whether or not you arrive by car.

Beyond York itself, there are a host of attractive towns and houses worthy of a visit. Especially well-known is the magnificent Castle Howard, where Brideshead Revisited was filmed.

The North York's Moors Railway (famous for 'Heartbeat') runs original old steam trains operating a regular passenger/dining service from Pickering to Whitby via Goathland.

Chelmsford Place was our home base for six days while in York. The room was great and Nigel and Wendy were personable and friendly. Nigel never disappointed with his fantastic mushrooms for order on the breakfast menu (I later found out that the secret is all the butter they are sauteed in). I will miss waking up to the smell of breakfast every morning. Thank you both so much!

We stayed here as a family (myself, husband and 9yr old daughter) in an ensuite family room. Arriving well before noon was no problem and we were shown to our room straight away. It was spacious and very very clean, . The Chelmsford is situated about an 8-10 min walk from the city centre either by the pretty riverside walk or along the main road which is ideal in my opinion as I would not want the noise of staying in the centre. Breakfast was very nice, plenty of cereals to choose from and as much toast and fruit juice as you like, if you want more, just ask, they don't mind in the least, the cooked breakfast was always piping hot. All in all, a very pleasant stay, would stay here again and would have no hesitation in recommending to others. The owners are extremely friendly and helpful too.

I decided to stay in this b&b after reading the reviews. They were right! One of the best guest houses I've been. Very clean and quiet. The breakfast was excellent and Nigel and Wendy are very helpful and friendly. Good location too - near the city centre and the University of York. I'd definitely stay there again next time I visit York.

On arrival we were made to feel very welcome Wendy gave us helpful directions and then showed us to a spotless family room. Nothing was to much trouble and all our needs were catered for. This was a family weekend away to celebrate my husbands birthday& by staying at the chelmsford helped make it a fantastic weekend. Both young girls who served breakfast were very polite .Breakfast was superb cooked fresh as you arrived in dining room we could ask for nothing more.We would definitely visit again if in york. thank you so much for a lovely weekend x

The Chelmsford Place Bed and Breakfast in York is 1st class. The service is always prompt and the attention to detail is excellent. Its an 8 minute walk to York and this in itself is very welcome and a pleasant walk in. The rooms provide a lovely comfy bed, a beautiful English Breakfast,and service with a smile. Nothing was to much trouble and you get the impression that the proprietors certainly place customer satisfaction and enjoyment top of their list. Neat ,Clean,Tidy,Plentiful,Enjoyable,Relaxing what more can i say.We will stay there for years to come and our first experience of Chelmsford Bed and Breakfast was a fantastic and pleasurable break,made all the more special by this delightful and enchanting Guest House.5 Stars to them!!!!!!!!!

Wendy and Nigel are perfect hosts. Even though we only stayed 2 nights, we were warmly welcomed. The information given to us by Wendy about York on our arrival, was extremely helpful. Our room was very comfortable and clean accommodating my husband, 20yr old son and myself. Our breakfast was delicious and a great start to our busy days. I would highly recommend this B&B.

My boyfriend and I stayed at Chelmsford Place Guest House for 3 nights and cannot fault anything. Comfy beds, nice size room with en suite, lovely breakfast and welcoming atmosphere. We just returned from five nights at the Chelmsford Place Guest House in York while visiting our daughter studying at the University of York. We could not have found more delightful and welcoming hosts, cleaner rooms, or a more pleasant breakfast to start the day. There is a very pleasant little pub across the street and a short walk to the City Centre. (We would recommend walking to City Centre along the river one block from the guest house!) Nigel and Wendy were very welcoming and helpful without being too intrusive. The cost was most reasonable for the accomodation. I would never stay anywhere else when visiting York.

Nigel and Wendy were wonderful hosts and eager to share some great local knowledge tips. The accommodation was very clean, and the beds were comfortable. Fantastic breakfast in cosy dining room. Easy walk to York city centre. Great value accommodation especially for 3 adults travelling together. Would stay here again without hesitation.
