Balcony House Guest House
Balcony house offers you a warm welcome. Our rooms are clean and comfortable, all newly re-furbished using quality fabric and furnishings. All rooms have extensive hospitality tray, TV/DVD player and complementary toiletries.We are pleaed to offer our guests free use of a nearby local hotel pool/spa/gym facilites.

We have 3 guest rooms. A large double with brand new en-suite 2009.. Flat sreen TV/DVD Hospitality tray and sofa. The Balcony room is a smaller but lovely room with 4 poster bed flat screen TV/DVD player, venetian mirrir furniture and the balcony. This room has a large private bathroom directly opposite the room. We also provide bathrobes for this room. Our 3rd room is an en-suite flexible room with zip and link beds, making a super king bed or a twin bedded room. Full english breakfast is included in the cost of stay or something lighter if you prefer.

We are located on the North side of Kendal, a short walk to pubs/restaurants. Parking is directly in front of the property or we about 6 mins walk from kendal rail station or 10 mins kendal bus station. Windermere is a 10 mile drive.

I have to admit that I needed some persuading to stay in a guest house after my first experience of guest houses years ago. However I need not have worried . We were ewarmly welcomed by Mandy who promptly showed us the lounge and then to our room. She provided us with plenty of information regarding the area and recommended places to eat. The room was very comfortable with a well stocked refreshment tray and the en suite facilities were good. We had full English breakfast both mornings which was spot on and set up up for our daily advertures.. The brewery arts centre was the reason for out visit and was within walking distance. We would defiantly stay again and this experience changed how I feel about guest houses. Many thanks to Mandy and Brian for making us feel so welcome :-)

What a Lovely stay. From Mandy organizing champagne and balloons for us, to taking us to town, even though it is only a short walk, the guest house is clean warm and modern but still has Victorian charm and features. The guest lounge is lovely with a rocking horse. Breakfast, well it's delicious. Top notch. Better than any hotel.

Fantastic, in one word, the owners where very nice indeed, warm clean and very cosy....if your looking for accommodation for heightec this is walking distance from the centre...and for Kendal. I shall certainly be coming back with the Wife... Very nice people and very modern and chic...wonderful.

Just right. The welcome we received from Mandy and Brian was wonderful. Everything was just what we wanted. A good night's sleep in a comfortable bed and excellent breakfast. Somewhere I can truly recommend.

Delightful B&b. We stayed four nights over the Easter weekend, and we're very impressed with the charming house and equally charming hists. The standard of the accommodation was excellent and we have already recommended Balcony house to close friends and family.
