Fantastic location! Quiet street. Own parking. 5 mins stroll into centre. Warm homebaked breads daily! Beautiful Victorian house in Grade II listed Bootham Terrace close to the historic Museum Gardens and all York's major attractions.

All bedrooms are en-suite with own shower, wash & toilet facilities. All rooms are spacious, tastefully decorated and welcoming with fresh flowers. Large sash windows provide light and fresh air. Each bedroom has comfortable reading chairs, colour TV, tea & coffee making facilities, complimentary drinking water, iron & board, hair dryer & clock/radio/alarm.

Guests can stay in touch using our fast Broadband Wi-Fi. No bedrooms are located on the ground floor. Abbeyfields is unfortunately not suitable for guests with mobility problems.

Breakfast is not to be missed! Each day there’s a freshly-prepared seasonal fruit salad, fruit juices, yoghurts, cereals, jams, honey, marmalades and a wide selection of teas & freshly-brewed filtered coffee. All is followed by a traditional Yorkshire cooked breakfast using the finest of local produce including Tony Neary’s superb thick pork sausages & short back lean bacon. Vegetarian options are always on the menu.

Wake up each morning to the wonderful aroma of freshly-made home-baked breads!

By car - from North or South – take the A1237 outer ring road. At the major roundabout with the A19, take the third exit, direction “York”, and keep on this road for 2 miles. Bootham Terrace is just 50 yards after the Grange Hotel on the right hand side.

we booked for one night as a treat for my husbands 60th birthday, it has been many years since we have been to york and was not sure where to stay, we checked on trip advisor and decided to stay at abbeyfields on the reports given. we could not have chosen a better place, al met us at the door, was very helpful recommending places to visit,places to eat and we were not disappointed. the room was spotless and with everything you needed, very cosy. the breakfast the next morning was superb, everything you needed to set you up for the day. Les and Al were very friendly and even sent us home with a fresh loaf of bread.

we stayed in two single rooms which were very clean and comfortable, with tea and coffee facilities, telly, hair dryer, tissues, bath products for your use, etc. The hosts were very welcoming and very helpful. The walk to the town took five mins through the nearby museum gardens. And last but not least the breakfast was delicious, full yorkshire monty or another cooked choice, plenty of freshly baked bread, cereals, fresh fruit and jams. Will stay there again.

We have just returned from 3 nights at Abbeyfields and had a very enjoyable time. Les and Al made us feel very welcome from the moment that we arrived and it was a real pleasure to be able to stay in their lovely home. It was our first visit to York, and they could not have been more helpful with their information and recommendations about the area. Our room was really comfortable and spotlessly clean, and it was a really nice touch to have the toiletries in the bathroom, and bottled water for our convenience. Abbeyfields is just a short walk from York Minster and the centre of town and all it has to offer. Finally we had read about the wonderful breakfast, and it lived up to its reputation, and as a coffee snob, I was delighted to have a fresh coffee every morning! The finishing touches made this B&B stand out from the rest, and we will be returning in the Summer.

We couldn't leave Abbeyfields B&B without writing a glowing review. We had a wonderful stay and didn't want to go home! Our room was peaceful, comfortable and spotless, the breakfast delicious (possibly the best sausages I have ever had) and the location quiet and ideal for town and the station. Above all Les & Al were warm, welcoming and extremely considerate and helpful. This has to be among the best B&Bs we have stayed in and we would, without reservation, recommend Abbeyfields to anyone visiting York. We can't wait to go back.

abbeyfields was very easy to find, in a great location. Only a 5 minute walk through the gardens and you are in York centre. Les and Al were very welcoming and told us where the best bars and restaurants were in York. The room was fresh and in the room was bottled water, a range of hot drinks and toiletries. The bed was very comfy. During our stay it snowed and despite the cold weather the room was very warm and Les and Al made sure we were warm enough during our stay. Breakfast was amazing with a lot of choice. Sure to be coming again next year.

We have just returned from a three night stay at Abbeyfields and we would like to say what a wonderful couple Les & Al are they could not have made us feel anymore welcome.From the moment we arrived we were made to feel very welcome and were given details of things to do and see whilst there.The room was spotless with a good supply of tea coffee and biscuits in the room.The breakfast is second to none with a very good selection and they bake fresh bread every morning so you don not need an alarm clock as the smell of bread baking wafts through house to let you know breakfast is ready.When we left the weather was quite bad with a lot of snow and we had a tough journey home ,but Les phoned our home late afternoon to make sure we had arrived home safely which we thought was a lovely gesture as this was our first visit.we like to thank them both for making our stay so special and we will be going back

York is our favorite English city, and Abbeyfields is the perfect B&B! Even if our final destination is not York, we always detour here if only for a couple of days. And we are repeat customers of Les and Al because of what everyone has already said, and will continue to comment! These folks love what they do, and they do it so very well. So comforting to know that the B&B you book will always exceed expectations.

I arrived for a 4 night stay (2 nights on my own) and was made to feel welcome from the moment I stepped through the door. Les and Al are full of recommendations of where to eat and drink, and what to do in York in the time there. The breakfast was lovely. Definitely recommended!

We have just returned from a 2 night stay at Abbeyfields. We travelled to Yorkshire in sub zero conditions but our welcome could not have been warmer. We found Abbeyfields warm, comfortable, clean and ideally located. Les and Al could not have been more helpful and gave us plenty of ideas of places to visit. Our room was really nice, warm and had nice little touches. There was a good selection of freshly prepared food for breakfast including an excellent "Full Yorkshire" which we both had. We would definitely recommend Abbeyfields and would certainly stay again.

This was my second visit to Abbeyfields this year and I would highly recommend it. Les and Al are excellent hosts and give lots of ideas on places to visit and eat. I visited York in sub zero temperatures and found the guest house to be warm and welcoming. My single room was spacious, spotless and had everything one would want for an enjoyable and comfortable stay. Breakfasts were delicious with a vast choice of food including freshly baked bread. Thank you for making my holiday more enjoyable.

Our first trip to York and in blizzard conditions. Abbeyfields is outstanding value. You are made so welcome from the moment you arrive. The location is ideal with free parking and just a few minutes walk to the town centre. The rooms are clean and functional and the breakfasts are to die for. If we ever return to York we will not hesitate to stay at Abbeyfields again. Far, far better than any national hotel and most of those in York seem to well outside the city centre.

Right from our initial contact by phone the friendliness was apparent, upon arrival we parked right outside and were greeted by Les, who gave us a town guide and directions. The short stroll made our location perfect. Les also gave us recommendations of places to eat when we asked for suggestions. Our room was light airy and spotlessly clean, with a well stocked warm drinks facility including various teas, coffee and biscuits, also bottled water. What a great breakfast, homemade bread, fresh fruit salad, yoghurts,cereals, fruit juices, preserves as well as a super full yorkshire or scrambled egg and smoked salmon, Les had even remembered I mentioned it was my husbands birthday when I booked and his full yorkshire came in with a candle on the sausage, a nice thought and a good laugh to start the day. All in all you need look no further, you can't go wrong with Les and Al at Abbeyfields.

I booked our trip to York as a Valentines treat for myself and my wife, of course i wanted to make sure our stay was special so i did a little investigation on TA. Abbeyfieds had glowing reviews and played a part in many other visitors of York having a great time. I phoned to book and spoke to Les, she immedietly came across as a lovely lady and put me at ease straight away. Booked it without hesitation and couldnt wait to get there, Les sent me a confirmation email with all the relevant information for our arrival at Abbeyfields. Arrived 13th Feb mid afternoon, entered Abbeyfields to a lovely warm welcome from Les she really is as nice as she sounded when we first spoke. Made are way to our room "ROOFS" on the top floor, it has smashing views of York minister and York itself. Considering the train line runs infront of Abbeyfields! just stay here 18th an 19th feb chosen after reading reviews on tripadvisor a lovely place to stay do not look any further its the best.lovely warm cosy room spotless ladys dove body wash shampoo conditioner very nice and a proper hair driyer! lots of nice extras fresh rose on dresser wide selection of sachets of drinks bottled water in room b/fast great as others have said free parking right outside short walk into york Al and Les lovely couple simply again the best hopefully back later in the year

We were made welcome by the owners and everything was to our satisfaction. The rooms were clean, warm and had everything we needed for our two night stay. The breakfasts were scrumptious; again nothing missing; everything you could possibly want. We would recommend this place to anyone going for a visit to York.

We were greeted on arrival by Les who was so cheerful and helpful, she even had a map of York on hand to give to us. The B&B is tastefully decorated and smelt lovely. We were given a room called 'Roofs' which meant exactly that, with 2 velux windows nice bright airy room with a compact en-suite and Dove toiletries!..if you're tall enough to look out of the window you can just see the top of York Minster through the trees...there is a railway line running alongside B&B luckily no trains ran at night...this room is up 3 flights of stairs so if you're unfit or struggle with breathing this room isnt for you..On the whole we really liked this B&B and its owners and they bake theyre own bread which you can smell in the morning...we will definately be back..but for longer next time!

We stayed for 2 nights in the "Roofs" room. The room was warm, comfortable with views over the rooftops to the Minster but up quite a few stairs. B&B was very clean and the owners were helpful and welcoming. Breakfast was just right, free parking and a good hospitality tray in the room, which was replenished daily. Lovely walk into the City by the river or through the museum gardens.

Had a lovely 2 night break. Met by Les and she gave us the parking permit and explained the easiest route to the City asked if I liked Real Ale, which I do greatly, recommended a lovely Pub (Blue Bell), and gave us a map of the City and a shortcut to get there. Breakfast 8 until 9, cooked by Al who was just as friendly but they are both genuinely helpful, so friendly but not “in your face”. The breakfast was superb, tastiest bacon I can remember and sausage so tasty, all cooked freshly along with there own 3 choice of home baked loaves. We had the top room which was up multiple flights of stairs, but was immaculate and very comfortable, light and airy and spotless! I would recommend this establishment and this lovely couple to all, and hope to return to them soon!

I can't recommend this B&B highly enough. We were welcomed in a friendly way and given lots of information about the local area. My Room was clean, pretty and spacious with a lovely view. Breakfast was amazing with three types of homemade bread and i could hear the owner singing along to music in the kitchen as he cooked for us. The owners took a lot of trouble to make sure we had everything that we needed. An absolute pleasure and i plan on returning as soon as i'm in the area

Abbeyfields was excellent all round. The room was all you could need and the owners were really helpful and friendly. Easy and quick acces into the city centre, situated in a very quiet and pleasant area. When we return to York we would only really want to consider staying again at Abbeyfields, I do not believe I could find better!!

We've just had a lovely weekend in York and stayed overnight at Abbeyfields. It was perfect - the whole place is spotless, it's very conveniently located and the breakfasts are spot on. The owners, Les and Al, obviously enjoy having guests and are so welcoming and helpful. You really couldn't do better than this for twice the price.

I have already posted a report on Trip Advisor. We had an excellent stay. Les and Al were wonderful hosts.Their enthusiasm about York and pleasing their guests was exceptional. The b and b was spotless and the breakfasts were excellent. When we return to York we will certainly stay at Abbeyfields again.

We had three comfortable nights and delicious breakfasts at Abbeyfields Guest House. Les and Al were so welcoming and knowledgeable about York. They have a love for the place which they wanted to share with us. Abbeyfields is in a great location very close to museum gardens. Highly recommended.
